尊敬的廠領導你好
我物業公司進入居樂苑小區已有二年了，我公司與大多數業主的的關係已處理得很融洽，我們在這裏的服務也得到很多業主的認可。現因為一些維修問題得不到及時的解決，使很多業主對我公司產生了不好的印象。我們很想為業主排憂解難，我們很想一發現問題就為業主及時的解決，可當我公司操作起來的時候，就會遇到很大的阻力，這種阻力體現在以下幾點。
一、 維修不及時
我公司在2014年12月份向安防公司報修監控畫面模糊，回放錄像時不清晰，還有業主家的可視電話無圖像或者無聲音。從2014年12月份至今，我公司從未間斷的向安防公司報修，然而每次都是徒勞無功。安防公司總是以種種藉口拖延，使問題至今都沒有解決。
因我公司多次聯繫安防公司來維修，安防公司不來，我們就想到了再換一家安防公司來維修，儘早處理以上問題。當我公司把這一情況向廠説明後，被廠管理處給拒絕了，而且還説，不要物業動，？
二、 我公司沒有主動權
按照正常程序，物業公司一進小區，廠裏應該將所有設施設備的合同、圖紙、使用説明書及尾款移交給物業公司。物業公司根據合同中的服務內容及責任條款來督促項目提
供方（注：按合同，工程方為乙方，下文簡稱乙方）執行。然而，我物業公司進後什麼也沒有移交，對乙方沒有約束力，問題也隨着出現了。
我公司這裏做事可以説用舉步維艱來形容。找乙方來處理問題，乙方不理採；找廠裏從中協調，廠裏不支持；有問題要維修的業主不管你什麼情況，天天追着我們維修，還拿物業費相要挾。
因問題得不到及時的解決，業主就認為我們只收錢不辦事，我們業主被冤枉；我們辛勤勞動的汗水被業主當雨水抺掉，我們的委屈無處申訴，物業費收不上來，我公司的利益及員工利益得不到保障。
三、 關於設施設備的維修保養和維保費用問題
由於現在設施設備的保維期已過，後期的維修與保養費用怎麼處理。按房產局的規定，物業進小區進行管理後，開發商按房屋總造價的2%-3%維修費用劃拔給物業公司管理（維 修基金的用途及管理見附件一）。空裝武漢汽修廠作為居樂苑小區的開發商，未按此比例將維修基金劃拔給武漢鑫合源物業服務有限公司，那麼，該物業公司對以後的設施設備維修保養提出兩點建議：1、空裝武漢汽修廠近快按以上比例將維修費劃拔給物業公司管理。2、所有設施設備的維修保養費用由空裝武漢汽修廠支出。
四、 關於徐漢兵家裏淹水問題
2014年10月22日零晨20分左右，有業主反映2棟2
單元電梯停運。物業人員立即前去查看，從一樓查到7樓時，發現1-1-703徐漢兵家的進户門向外冒水，物業工作人員當即關閉徐漢兵家的水錶總閥。發現水流進了電梯，物業工作人員對電梯做了應急處理。之後，與電梯公司維修人員進行了聯繫。在早上7點，電梯維修人員來到小區，對該電梯的線路、主板、配件進行了檢測，發現主板、門機等設備損壞。電梯公司對損壞的物件進行了報價，共計
徐漢兵的一套傢俱放在家裏也被淹了，也要求陪償損失。關於徐漢兵淹水，對電梯造成的損壞，及他家的損失這個問題該如何解決。
以上問題，希望廠領導儘快解決。
第五篇：演講致辭
“金九銀十”的時間已經過去了，中國房屋市場的春天沒有在房地產開發商的期盼着到來。今年的九月和十月對房地產公司來説，無疑是灰色的，是艱難的。無論是房屋的開發，還是房屋的銷售，都已經失去了往年的順利。
於是，有傳言“房地產商只剩下褲衩了”，“某某房產公司資金鍊斷了”，等等一系列的“好消息”似乎中國的億萬人踮起腳尖看到了“房子變成白菜價那一天的到來”，的確是個好消息！
但是我卻看到的是一個個很怪異的現象。
一、 這一次的房屋降價是從比較出名的房產開發公司開
始的。據此，我得出第一個結論：房產開發公司越大，越脆弱，適應市場的能力越差。
二、 一線城市的房子價格在大幅度下降，同時，許多二線
城市的房屋價格保持穩定，並且許多城市的房子不但沒有下降，反而直線飆升！據此，我又得出第二個結論：大城市的人都沒錢了，中小城市的居民卻相當富有，有錢人都住在二三線城市。
三、 房子降價了，狂降價的大地產開發公司健在，而許多
中小型開發公司卻在這次的洗盤中滅亡！房地產資料集中力！得出第三個結論：我迷惑了！
四、 房子降價了，國民收入也沒見得上漲，反而導致了許
多人的失業。不敢得出第四個結論了！
總結：現在是房屋交易的淡季，卻是一個難得的機會，是房產市場最混亂的季節，也應該是一個出現房產英雄的季節，誕生房產精英的季節！
